Terms and Conditions

A £150 deposit is payable at the time of booking. Your payment balance is due 8 weeks prior to your arrival date. We recommend that you purchase your own travel/holiday insurance to cover you for any illness (or otherwise related) cancellations that may arise.



If you need to cancel your booking for any reason, you need to confirm your intention at the earliest possible convenience, preferably before your balance is due. If you cancel more than 8 weeks before your balance is due, you will not be liable to pay the balance. If we manage to re-book your holiday, then it may be possible for you to receive part of your deposit back, less a £50 admin fee.


If you have paid your balance, please give us as much notice as possible, and we will try to re-book your holiday, then you may receive a full or part refund, depending on the final letting price that we are able to re-book at, including your deposit less a £50 admin fee. If  we cancel your holiday for whatever reason, we will issue you with a full refund, including your full deposit.


COVID-19 Specific Changes


We will issue you with a full refund (including £150 deposit) in event of any Government initiated National, Regional or Local Lockdown.


Illness or Self-Isolation

Please do not travel to your holiday if you have symptoms, are self-isolating (due to contact tracing or otherwise), or are awaiting test results. If you or any of your party needs to cancel due to illness or the need to self-isolate, we will not issue you with a refund. Should you become ill during your holiday, we would strongly encourage you to travel back home if it is safe to do so and is within the law. We will not issue a part-refund if you have to leave early for any reason. We recommend that you purchase your own travel/holiday insurance to cover this, including covering subsequent bookings should you need to self-isolate for a longer period than your cottage is booked for.


Travel Between Tier Levels, Travel from Abroad and Group Sizes

Please follow National Guidelines, and we will do our best to accommodate (or refund) you and your group, as it is a very changeable scenario.


Holding of monies for future bookings

We are more than happy to retain any money already paid so that it could be put towards a future booking, but we reserve the right to charge any new rates as appropriate.


Arrival and Departure Times

10am departure time and 4.30pm arrival time please, to allow us extra cleaning time as we adhere to current COVID-19 cleaning procedures.
